Brejande Willis, Individually CVE20240431 In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction in accordance with ORC Section 2329.153 online at https://clinton.sheriffsaleauction.ohio.gov on Wednesday, December 31, 2025 at 10:00 o'clock A.M.,the following described real estate, situate in the County of Clinton, and State of Ohio, township of Richland, Village of Sabina, to wit: Legal Description: LEGAL DESCRIPTION FIRST TRACT: Situate in the Village of Sabina, Richland Township, County of Clinton, State of Ohio, and known as: Being Lot Number 14, in Washington Heights Subdivision, as shown in the recorded plat/map thereof in Volume 5, Page 289-292 of Clinton County Records. SECOND TRACT: Situated In the Village of Sabina, Richland Township, Clinton County, Ohio, and being part of Military Survey No. 837 and being part of the 17.393 acre tract conveyed to V. P. Homes, Inc. (Official Record Volume 107, Page 445), and recorded in Volume 13, Page 53, of the Clinton County Surveyors' Record and bounded and described as follows: Commencing at a 5/8" Iron pin (found) in the southerly line of the lands as conveyed to The Dayton Power & Light Company (Official Record Volume 126, Page 797) and at a northerly corner of the aforesaid 17.393 acre tract and at the northwesterly corner of the 14.122 acre tract conveyed to the Board of Township Trustees of Richland Township (Official Record Volume 216, Page 302), and recorded in Volume 27, Plat No. 169, of the Clinton County Engineer's Record of Land Division; thence with the westerly line of said 14.122 acre tract, S. 40° 14' 34" E. 593.23 feet to a 1/2" Iron pin (set) at the point of beginning for the herein described tract; running thence, from said point of beginning, with the westerly line of said 14.122 acre tract, S. 40° 14' 34" E. 58.56 feet to a 1/2" iron pin (set); thence by a new division line, S. 50° 27' 29" W. 90.01 feet to a 1/2" iron pin (set) In the easterly line of Washington Heights Plat Subdivision (Plat Book 5, Pages 289-292, Ev. 117 C-D), at the southeasterly comer of Lot 14 and the northeasterly corner of Lot 13; thence with the easterly line of said subdivision, N, 40° 14' 34" W. 58.56 feet to a 1/2" iron pin (set) at the southeasterly corner Lot 15 and the northeasterly comer of Lot No. 14; thence by a new division line, N. 50° 27' 29" E. 90.01 feet to the point of beginning, containing One Hundred Twenty-One Thousandths (0.121) of an acre. Subject to all legal highways and a certain gas pipe line easement (Dead Book Volume 229, Page 282), and all other easements of record. The above described 0.121 acre tract is to be conveyed to an adjacent owner only and no new building site created. This description is the result of a now survey made under the direction of Steven D.
