Sheriff's Sale of Real Estate Revised code, Sec 2329.26 The State of Ohio, Clinton County, CVE20240204 Carrington Mortgage Services vs. Unknown Heirs, Fiduciaries, Beneficiaries Devisees, Donees of Dakota C Manor In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction in accordance with ORC Section 2329.153 online at https://clinton.sheriffsaleauction.ohio.gov on Wednesday, February 25, 2026 at 10:00 o'clock A.M., the following described real estate, situate in the County of Clinton, Martinsville, Township of Clark, and State of Ohio, to wit: LEGAL DESCRIPTION Situate in the Township of Clark, County of Clinton and State of Ohio, being part of Virginia Military Survey No. 688 and being a part of the 26.305 acre tract as conveyed to Alice Rogers (Office Record Volume 4, Page 134) and recorded in Volume 18, Plat No. 126 of the Clinton County Engineers Record of Land Division, and bounded and described as follows: Beginning at a nail (found) in the center of Oak Grove Road (No. 48) marking the Southeasterly corner of the aforesaid 26.305 acre tract and marking the Northeasterly corner of 23.665 acre tract as conveyed to Robert L. and Roberta V. Curry (Official Record Volume 45, Page 802, and recorded in Volume 18, Plat No. 126 of the aforesaid record of land division: Running thence from said point of beginning with the lines of said 23.665 acre tract on the following courses: (1) N. 83 deg. 50 min. 21 sec, W. (passing a 1/4" iron pin (found) at 25.00 feet) a distance of 264.65 feet to a 1/2" iron pin (found, bent); (2) S. 06 deg. 53 min. 14 sec. W. 121.66 feet to a 1/2" iron pin (found); (3) N. 84 deg. 00 min. 00 sec. W. 98.23 feet to a 5/8" iron pin (set); thence by new division lines on the following courses: (1) N. 06 deg. 53 min. 14 sec. E. 567.70 feet to a 5/8" iron pin (set); (2) S. 83 deg. 55 min. 28 sec. E. (passing a 5/8" iron pin (set) at 339.82 feet) a distance of 364.82 feet to a nail (set) in the center of Oak Grove Road; thence with the center of Oak Grove Road S. 07 deg. 08 min. 10 sec. W. 446.34 feet to the point of beginning, containing four (4.00) acres. Subject to all legal highways, rights of way and easements of record. In the above described 4.00 acre tract there being 0.260 of an acre, more or less, within the right of way of Oak Grove Road.
