LEGAL NOTICE Brandon K. Doughman, Gilbert A. Doughman, Deceased, Jane Doe, unknown spouse of Gilbert A. Doughman; and The Unknown Heirs, Devisees, Legatees, Administrators, Executors, and Assigns of Gilbert A. Doughman, Deceased, and John Doe, Unknown Spouse of Marcia E. Ward, will take notice that on June 4, 2025, North American Financial, LLC filed its First Amended Complaint for In Rem Foreclosure in the Court of Common Pleas, Clinton County, Ohio in Case No. CVH20250196 on the docket of the Court, and the object and demand for relief in the Complaint is for foreclosure of the following described real estate to wit: LEGAL DESCRIPTION Property: Main Street, Martinsville, OH 45146 Parcel #: 080020219000000 Situated in the Village of Martinsville, Clark Township, Clinton County, Ohio, and being part of Military Survey No. 2391 and being the 1.00 acre tract, and the 2.50 acre tract, as conveyed to, Agnes Vanover, (Deed Book Volume 286, Page 92) and bounded and described as follows: Beginning at a nail (found) in the center of East Main Street, (State Route 28), at the northwesterly corner of the 2.500 acre tract as conveyed to Dale P. and Diane L. Hertlein, (Official Record Volume 71, Page 634), and recorded in Volume 21, Plat No. 204, of the Clinton County Engineers Record of Land Division. Running thence, from said point of beginning, with the westerly line of said 2.500 acre tract, 8:05 deg. 02’ 23” W. (passing a ½" iron pin (found) at 28.77 feet) a distance of 539.52 feet to a ½” iron pin (found) at the southwesterly corner of said 2.500 acre tract and being in the northerly line of the original 16.19 acre tract as conveyed to the Board of Education of Martinsville Local School District, (Deed Book Volume 148, Page 64), also see Volume 14, Plat No. 81 of the aforesaid Record of Land Division; Thence, with said northerly line, N. 84 deg. 47’ 21” W. 242.68 feet to a 5/8” iron pin (found) at the northeasterly corner of the 0.898 acre tract as conveyed to Kenneth E. and Linda S. Allen, (Official Record Volume 249, Page 849), and recorded in Volume 24. Plat No. 59, of the aforesaid Record of Land Division; Thence, with a northerly line of said 0.898 acre tract, N. 87 deg. 12’ 03” W. 42.29 feet to a ½" iron pin (found) at the southeasterly corner of the 1.275 acre tract as conveyed to Larry E. and Shirley Quigley, (Deed Book Volume 204, Page 377), and recorded in Volume 11, Page 88 of the Clinton County Surveyors Record; Thence, with the easterly line of said 1.275 acre tract, N. 05 deg. 07’ 26” E. (passing a 5/8” iron pin (found) at 516.73 feet) a distance of 542.66 feet to a nail (set) in the center of East Main Street, and being at the northeasterly corner of said 1.275 acre tract; Thence, with the center of East Main Street, S. 84 deg. 30’ 56” E. 284.15 feet to the point of beginning, containing Three and Five Hundred Thirty Thousandths (3,350) acres. Subject to all legal highways and easements of record. This description is the result of a new survey made under the direction of Steven D. Webb, Registered Surveyor No. 7250, by A.S.A.P. Surveys, Sabina, Ohio, in September 1999 and recorded in Volume 30, Plat No. 151, of the Clinton County Engineers Record of Land Division.
